Candice Quinn Kelly, CMCA, AMS
Founder

Candice founded Maredith Management in 2000 to continue the record of excellent community association management service provided by Gerhardt & Associates from 1986 to 2000.  Mrs. Kelly served as Chief Executive Officer (CEO) from 2000 to 2008 prior to her retirement from the day to day operations of the company to serve full time in the Charles County Government. 

Under her direction Maredith has focused heavily on technology and education.  For the company’s commitment to innovation, in 2004 Maredith Management was honored with the Leading Edge Award from the Technology Council of Charles County.  In 2006 the company implemented a paperless workplace policy which has provided our clients with easy access to records and has reduced paper waste by over 90%. In keeping with Mrs. Kelly’s vision, a number of new programs aimed at improving service through technology have been implemented in the time since 2008.  These programs are designed to provide the most efficient service at the lowest cost to our clients and to our environment.  Mrs. Kelly has dedicated time and resources to the education of the Maredith staff as well as our clients.  Because of her commitment to education and training Maredith Management earned the prestigious Accredited Association Management Company (AAMC) designation in 2003. Today, each of the company’s professional managers is required to earn the Community Associations Institute’s (CAI) designation as a Certified Manager of Community Associations (CMCA) to ensure the highest level of professional service for our clients. 

The mission of Maredith Management is founded on Mrs. Kelly’s unique perspective on volunteerism and leadership and the role each plays in ensuring a better future for our communities.  In both her personal and professional work she has dedicated herself to the improvement of her community and so, recognizes firsthand the important role community association leaders and volunteers play in ensuring a safe and thriving community at the local, state and national level. 

In 2009, Candice was named the Philanthropist of the Year by the Community Foundation of Charles County.  Also in 2009, she was recognized with a Lifetime Achievement Award by the Charles County Commission for Women for her years of service to the community.

In 2004 Mrs. Kelly was appointed by Maryland’s Governor to serve as Charles County Commissioner representing District 1. She is currently serving as Charles County Commissioners President.  Mrs. Kelly is the first woman elected by the citizens of Charles County to serve in this position.

Megan C. Quinn, CMCA, AMS
Chief Operations Officer (COO)
Community Association Manager

Megan monitors client satisfaction by communicating with board members and addressing issues that affect client satisfaction. She also assesses the quality of management and the efficiency of Maredith Management’s delivery of services. In addition, Megan is responsible for continuing evaluation of management techniques and the maintenance of Maredith’s high standard of providing the best possible service to our clients. Megan has worked in the Property Management industry since 2001. Currently she has attained the Certified Manager of Community Associations (CMCA) and Association Management Specialist (AMS) designations from the Community Associations Institute (CAI). Her enthusiasm for the industry is invaluable to the Maredith team.

Megan holds a Bachelor of Arts in Communication from the University of Maryland, College Park.

Edwin L. Kelly
Chief Financial Officer (CFO)

Mr. Kelly has over 40 years experience as a proven leader and strong negotiator with an outstanding combination of business and financial skills.

Mr. Kelly served as President and Chief Operating Officer for the American Community Properties Trust (APO, AMEX) a publically traded real estate company based in the Washington, D.C. area.  The company owns over 6,000 multi-family apartments in the U.S. and Puerto Rico and has developed over 15,000 residential units and 2,500 for sale units since 1973.

Prior to ACPT, Mr. Kelly was a manager in the consulting division of Arthur Andersen & Company in Washington D.C., specializing in regulated industries and real estate.  He consulted during the formative stages in the establishment of accounting and reporting systems for several major institutions including the National Railroad Passenger Corporation (Amtrak), Federal Home Loan Mortgage Corporation, and audit experience with the Washington Gas Light Company, Peoples Drug Stores and other public companies.

Ed received his B.B.A. in Accounting from St. John’s University, New York,  He obtained a CPA license in Washington, D.C. Ed served for three years as an Artillery Officer with the United States Marine Corps, including combat duty in the Republic of South Vietnam.

Mr. Kelly is a full member of the Urban Land Institute and the National Association of Home Builders. 

 

 

Brent Quinn, CMCA, AMS
Chief Executive Officer (CEO) 
Community Association Manager

Brent Quinn officially joined Maredith Management in February of 2009. He brings with him a wealth of knowledge, to include experience specific to community association management as he has assisted the Maredith team seasonally since 2001. Brent is responsible for maintaining Maredith Management’s standard of providing the best service to our clients. Currently he has attained both the Certified Manager of Community Associations (CMCA) and Association Management Specialist (AMS) designations from the Community Associations Institute (CAI). Brent's primary focus is ensuring that Maredith Management is meeting and exceeding the needs of our clients.

Brent holds a Bachelor of Arts in International Relations with a minor in French from American University, Washington D.C.

Cynthia Johnson, CMCA, AMS
Community Association Manager

Cindy brings over 27 years of experience working in St. Charles. She served as a member of many St. Charles neighborhood associations and their committees for architecture and aesthetics. Her working knowledge of the community is invaluable to Maredith Management. Having lived in Charles County for most of her life, Cindy is active with the Charles County Arts Alliance and the Port Tobacco Players. She is also the President of the Maryland Community Theatre Festival Association and the Eastern States Theatre Association. Currently she has attained both the Certified Manager of Community Associations (CMCA) and Association Management Specialist (AMS) designation from the Community Associations Institute (CAI).

Sarah Perry, CMCA
Assistant Community Association Manager
Office Manager

Sarah brings over 7 years of experience to Maredith in Property Management and has been with the Maredith Team for over four years! When she is not working she enjoys cross-stitching and spending time with friends and family. The Maredith Team and the clients of Maredith Management are truly fortunate to have Sarah working for them, for her refreshing demeanor and ambitious attitude make her a pleasure to work with.

Allison Caparrotta
Assistant Community Association Manager
Community Center Administrator

Allison serves as an Assistant Community Association Manager and is available to answer all homeowner questions regarding the communities in her portfolio.  She grew up in the Charles County area in a Maredith managed community. Our office is managed locally – showing our devotion to your neighborhood, the communities we serve, and to our well-trained staff. Allison is committed to increasing the value of your investment! She brings experience in office management and accounts payable to our Customer Service team. In addition to assisting resident callers Allison is the Community Center Administrator and is responsible for processing all incoming login requests and center rental requests. Ashley Hopkins
Customer Service Associate

Ashley serves as customer service associate. Ashley directs all incoming callers and in office visitors.  She also performs administrative and office support activities related to property inspections and enforcement of association guidelines. She relieves management of administrative detail, coordinates work flow, keeps projects on schedule, processes pool passes and educates our clients on application procedures. Ashley is an invaluable member of the Maredith Team!

Buddy Killebrew
Accounts Payable Administrator

Buddy brings over 20 years of experience in accounting to Maredith Management and his acute attention to detail prove him to be an invaluable member of the Maredith Team. As Accounts Payable Administrator, Buddy processes the approved invoices for each association and issues checks to the assigned vendors. Other duties include, posting homeowners association dues, pool and guest pass checks, assessment certificates, settlement sheets, reconciling bank statements and financial statements.

Buddy was born in Washington, D.C. and has lived in both Prince George’s and now Charles County for over 40 years. When he isn’t at work he enjoys watching his son’s baseball games at St. Mary’s College and traveling.

Leah M. Shrirley
Accounts Receivable Administrator

Leah is an Accounts Receivable Administrator. Some of her duties include processing resale packages and demand letters, performing database updates, processing late notices, legal referrals and reconciling bank accounts. We are delighted to have Leah apart of the Maredith Team and the Accounting Department. We specifically enjoy her enthusiasm when it comes to the details! Outside of work, Leah is a member of Phi Theta Kappa and Beta Sigma honor societies. She has been involved in the equestrian community and competing in horse shows since 1999 and loves to bake.

Leah holds a Bachelor of Science Business Administration degree from Salisbury University, Salisbury Maryland.

Jim Romano
Inspector

Jim brings a wealth of experience to Maredith Management, with 15 years of real estate experience, 20 years in retail, customer service and accounting and 40 years in rental property management. In addition to his experience in the field he was also in the United States Navy for 23 years as a Chief Warrant Officer (Meteorology). Jim is the Chapter President for the Naval Weather Services Association, and a member of the Charles County Kiwanis Club and Military Officers Association of America. For Jim the best part about his job is helping people keep their communities safe and well maintained. He lives in a Maredith managed association and understands the importance of the service he provides. When Jim isn’t inspecting the beautiful properties our clients reside in he is traveling, playing golf, visiting friends and family and playing Texas Hold’em Poker.

Marilyn Litten
Clubhouse, On-Site Manager

Marilyn brings 20+ years of experience as an office administrator to Maredith Management’s team. In addition to her billing, customer service and HR skills, Marilyn has worked as a design consultant, in the marketing industry, and served as an editor of a technical publication. As a clubhouse on site manager Marilyn will be responsible for assisting with the day to day interaction with the residents and vendors and planning and helping with all on site activities. We are delighted to have Marilyn a part of our team!

Nathaniel Poon
Clubhouse, Assistant On-Site Manager

Nathaniel Poon is the Clubhouse, Assistant On-Site Manager for the Heritage at St. Charles, an active adult community. He received his degree in Marketing from the University of Maryland Eastern Shore. Mr. Poon served as Executive Director for the Housing Authority of Cambridge Maryland before moving to the Washington metropolitan area. He brings over 35 years experience in housi ng management to his position. Mr. Poon is always smiling. He says “every day is a gift and you must live it to its fullest.” This positive attitude is what makes Mr. Poon the perfect match for his position. Mr. Poon resides in a Maredith managed community.
