What are your hours of operation?
Hours: Monday-Wednesday 7:30am-6:00pm and Thursday 7:30am-7:00pm. We are
closed on Friday and federal holidays. Please visit the Contact Us portion
of our website for these hours. We have an after hours drop box conveniently
located at our back door should you need to drop something off outside
of our regular business hours. Please let us know if you are unable to
come to our office during our regular business hours and we will be happy
to make arrangements in order to best assist you. Please contact Megan

Where are you located?

Old Washington Road Waldorf, MD 20602 - Please note, we are not in
an office building. Our office is located in a small white house with
green shutters and a white picket fence in front. There is a small Maredith
Management sign located in front of the building that is visible from
the street. Drive slowly so you do not miss us!
How do I rent the community center?
Many of our communities now have interactive websites. If you are a resident
of one of the communities utilizing this service we offer, you can now
reserve and rent your neighborhood's community center online through your
interactive website. Visit the clients section
of our webpage and click on your association to view your interactive
website.
If your neighborhood has a community center to rent but you do not have an interactive website at this time you can still reserve and rent online by clicking here.
Who do I contact to dispute a violation?
Please send your written dispute to inspector@maredithmgmt.com.

When is my assessment due? Click here, and click your association.
Can I pay my assessment online?
If your association banks with Community Association Banc - you may enter
this website (www.cabanc.com)
and make payment by credit card, using Discover, American Express, Mastercard,
or by E-Check, for your annual assessment. You will need the information
listed on your payment coupon to complete the transaction.
Who do I contact about my account being referred to the attorney for legal collection?
Once an account is referred to the attorney Maredith Management is unable to discuss the account with anyone, this is a directive from the association's Board of Directors. Once the account has been referred to the attorney all communication will take place between the attorney and the homeowner. The attorney will contact us directly if they require clarification or additional information. By visiting the client section of our webpage and clicking on your community, you can find contact information for your association's attorney. Feel free to call our office at 301/843.8111 to ask a Customer Service representative for help finding attorney contact information for your association.
Who is my community manager?
Visit the client section of our website, scroll down to your community and you will see the name of your community manager.
Are payment plans offered to pay my assessment?
Yes. If you are unable to pay your assessment on time please call Maredith Management as soon as possible to set up a payment plan. Ask to speak with an Accounting Representative for a Confessed Judgment Notice (CJN).
How can I obtain a settlement certificate?
Visit www.condocerts.com. If you experience any difficulty in ordering your settlement certificate online with CondoCerts, click on the help button and you will receive online assistance immediately with a customer service representative.
How can I obtain a resale package?
Visit www.condocerts.com.
If you are selling your home, Maryland law requires the Seller to provide
a resale package to the Purchaser, before, on, or within 20 days of entering
into a sales contract. If you live in a St. Charles townhome community,
your property belongs to 2 homeowners associations, the townhomes association
and the master association, and you must provide the Purchaser a legal
Resale Package for both the townhome association and the master association.
Please ensure that you obtain a Resale Package for each association accordingly.
